Terms of Service
Effective October 7, 2026
These terms apply to services provided by Khirad Labs LLC ("Khirad", "we"), including Keyvio, an assistant for landlords and their tenants and repair vendors. By using our services, or by texting a Keyvio number, you agree to these terms and to our Privacy Policy.
The service
Keyvio helps landlords answer tenants, log repair requests, arrange repair visits with the landlord's repair vendors, and keep a record of the work. The landlord decides how their properties are run; Keyvio assists them. Replies from the Keyvio assistant are drafted with the help of AI and can be wrong, so important decisions stay with the landlord.
SMS Terms
- Program: Keyvio text messages, operated by Khirad Labs LLC for landlords who use Keyvio.
- What you will receive: tenants receive replies to their repair requests and questions about their rental home, repair visit times, confirmations and reminders. Repair vendors receive job requests, visit confirmations and visit reminders. There is no marketing.
- How you agree: tenants agree by signing the Keyvio texting notice and texting the Keyvio number. Repair vendors agree by phone or in person, using the script on khirad.ai/keyvio, before the landlord adds them, and receive a confirmation text. You agree directly to Keyvio texts; agreeing is not a condition of a lease or a job.
- Message frequency varies with your requests and repairs.
- Message and data rates may apply.
- To stop: reply STOP at any time. You will receive one message confirming you are unsubscribed, and no more after that. Reply START to receive messages again.
- For help: reply HELP, or email [email protected].
- Emergencies: Keyvio is not an emergency service. For gas, fire, flooding or any danger, call 911 first.
- Carriers are not liable for delayed or undelivered messages.
- Your information is handled as described in our Privacy Policy. Mobile opt-in data and consent are not shared with third parties or affiliates for marketing or promotional purposes. We do not share, sell, or provide your mobile phone number or messaging consent data to third parties or affiliates for marketing or promotional purposes.
Accounts
Landlords who use Keyvio are responsible for their account, for keeping their sign-in details safe, and for the accuracy of the information they enter, including that tenants and repair vendors have agreed to receive texts.
Acceptable use
Do not use our services to send unlawful, harassing or misleading messages, to text people who have not agreed to receive texts, or to interfere with the service or other people's data.
Availability
We work to keep the service running and your data safe, but the service is provided "as is", and it may sometimes be unavailable or make mistakes. To the extent the law allows, we are not liable for indirect or consequential losses from using it.
Changes
We may update these terms. If we do, we will change the date above, and material changes will be announced on this page.
