Keyvio text messages

Keyvio (formerly RentOps) is operated by Khirad Labs LLC

Keyvio is a rental-property assistant for landlords. Tenants of homes managed with Keyvio text the Keyvio number to report repairs and ask questions about their rental home. The assistant replies, logs repair requests and arranges repair visits with the landlord's repair vendors, who receive job requests, visit confirmations and reminders by text. All messages are about the tenant's home or the vendor's job. There is no marketing.

Keyvio number: (346) 315-0787

The text program at a glance

How tenants agree to texts (signed paper notice)

The landlord gives each tenant the Keyvio texting notice with the lease. The notice collects the tenant's mobile number and has an unchecked consent checkbox, with the message frequency, "Msg & data rates may apply", STOP and HELP, and links to the privacy policy and terms next to it. The tenant agrees by checking the box, writing their mobile number and signing. The landlord keeps the signed notice on file as the record of consent. The tenant then starts the conversation by texting the Keyvio number. Agreeing to texts is never a condition of a lease.

The texting notice (printable), as signed by tenants:

The Keyvio texting notice: what tenants receive, message frequency, message and data rates, STOP, START and HELP, the privacy policy link, and the unchecked consent checkbox, mobile number and signature fields

The first reply a tenant receives confirms the enrollment:

Keyvio for [Owner]: [reply to the tenant's message] Msg & data rates may apply. Reply HELP for help, STOP to opt out.

How repair vendors agree to texts (verbal, before they are added)

Before adding a repair vendor, the landlord asks the vendor by phone or in person, using this script:

"I use Keyvio, a texting assistant run by Khirad Labs LLC, to send repair jobs. May Keyvio text you job requests, visit confirmations and reminders at this mobile number? Message frequency varies, and message and data rates may apply. You can reply STOP at any time to stop, or HELP for help."

Only after the vendor says yes, the landlord adds the vendor in Keyvio and ticks the required box:

[Vendor name] agreed to receive job texts from Keyvio at this number.

The Add vendor screen in Keyvio, with example values (the checkbox is required to save):

The Keyvio Add vendor form: name, contact, trade, mobile number, and the required checkbox 'Example Plumbing Co agreed to receive job texts from Keyvio at this number.' with the hint 'Ask them by phone or in person first. Keyvio texts them a short confirmation when you save.'

Keyvio records who confirmed the consent and when, and will not text a vendor without it. Keyvio then sends the vendor this confirmation:

Keyvio for [Owner]: you're set up to get repair job texts at this number. Msg & data rates may apply. Reply HELP for help, STOP to opt out.
